Overview

Turn right off Route 250 onto Old Trail Drive, directly across from Western Albemarle High School, take the first left onto Bishopgate Lane, and the first house on the right is a decorated model you can walk through any afternoon. That model belongs to Craig Builders, the company building out much of Old Trail Village, the planned community that spreads across the base of the Blue Ridge on Crozet's eastern edge. What Craig sells here isn't a single house style but a range of them, laid out block by block against the mountain views.

What they build

Craig Builders puts up three kinds of home in Old Trail: attached villas, townhomes, and detached single-family houses. The Afton is a villa plan with a first-floor owner's suite and guest rooms and a loft upstairs, built without a basement for easy yard access, with a base price of $759,900. The Old Trail Townes are four-level townhomes with two-car garages that look out over the Old Trail Golf Club and the Blue Ridge; the newest of them include an elevator and a rooftop veranda. The Village Home A is a low-maintenance plan around 2,565 square feet. Beyond those signature plans, the company markets detached single-family homes on homesites along Warwick Drive, Larkin Lane, and Portelet Road, ranging past 3,000 square feet, with several finished homes slated for move-in through the fall of 2026.

The specifications are consistent across the line. Every home comes with 2x6 exterior walls and R-19 insulation, a custom mahogany front door with a five-point locking system, full-overlay painted cabinetry with dovetail drawers and soft-close doors, hardwood in the foyer, dining room, study, great room, and kitchen, ceramic tile in the baths and laundry with a mud-set shower floor, granite counters in the kitchen and owner's bath, and Whirlpool stainless appliances. Basement homesites get a Trex deck with powder-coated aluminum railing; slab homesites get an exposed-aggregate rear patio. For the Village Homes, Courtyard Homes, Golf Villas, and Elevator Townes, exterior maintenance is folded into the HOA, which is the whole point for buyers who want the house without the yard work.

The setting

Old Trail Village is laid out as a "new urbanist" community, which in practice means sidewalks that connect to community parks and trails running along the stream beds and through older stands of forest, so the walk from a front door to deep woods is short. The Village Center anchors it with restaurants, a coffee shop, a day spa, doctors' offices, and an ACAC fitness club. There's the Old Trail Swim Club and pool, a playground, a community garden, and green space threaded between the neighborhoods.

The Old Trail Golf Club sits at the base of the mountains, a public course with 18 holes, practice facilities, and a clubhouse; Restoration, the on-site restaurant, has indoor and outdoor seating with views of both the course and the ridgeline. The schools are a genuine selling point here and Craig leans on it: Brownsville Elementary, Henley Middle, and Western Albemarle High all sit near the main entrance to the community, within walking or biking distance for a lot of families. Past the neighborhood itself, Old Trail is a gateway to the Route 151 corridor, the string of breweries known as the Brew Ridge Trail, the orchards and farm markets of the area, and Wintergreen ski resort about twenty minutes off.
